Home prices in the Antalya region up 19.5% in a year: Turkey’s Central Bank publishes August index

On 16 September the Central Bank of Turkey published its house price index for August 2026. Nationwide, prices rose 0.9% over the month and 23.0% over the year in nominal terms. Adjusted for inflation, which TÜİK put at 31.51% year on year, housing lost 6.5% in real terms. The real decline began in December 2025, and August was the ninth month in a row.

In the region covering Antalya, Burdur and Isparta, annual growth came to 19.5%, which places it 15th among the 20 regions in the Central Bank’s table. Prices rose fastest in the east of the country, in the region of Bingöl, Elazığ and Malatya, at 27.0%. Istanbul recorded 26.3%, Ankara 24.8% and Izmir 23.3%, while the lowest figure, 13.0%, belongs to the Edirne and Tekirdağ region. Rents under new tenancy agreements rose 26.4% nationwide in nominal terms and fell 3.9% in real terms. In the Antalya region new leases went up 22.8%, in Istanbul 34.5%.

For anyone buying a home in Alanya, these figures mean that lira prices are growing more slowly than inflation and the market is not overheating. A buyer comparing ready-to-move-in apartments with residential complexes under construction has time to choose without racing against price rises. TÜİK will publish August sales figures on 17 September, and that will show how demand has responded to this price trend. A developer in Turkey competes in this phase of the market on delivery dates and completion status rather than on expectations of price growth.
