One year on from the changes to short-term rental rules in Turkey: what has changed for owners

From the beginning of 2024, a law will come into force in Turkey that will make it more difficult for property owners to rent out their homes for up to 100 days. The main provisions of the new law are as follows.

Short-term rentals will only be allowed for properties with a licence issued by the Ministry of Culture and Tourism.

The 10,000 lira (currently about $270) licence is issued for a specific apartment via the e-devlet website, but a short-term rental permit for the entire building is required.

Many small complexes of 10-20 apartments have been able to obtain licences within a year by persuading all tenants to agree. Alanya has also started to include the right to short term rentals in the charters of new projects, which has made the process much easier. The property has become more attractive to investors, despite the fact that apartments in such complexes are 10-15% more expensive than in buildings where only long-term leases are possible.
