Rental prices for turkish properties are rising rapidly

Tenants across Turkey have long complained about the rapid increase in rental prices in the housing market. According to a market analysis conducted by Bahçeşehir University's Center for Economic and Social Research (BETAM) in December, despite a slight decrease, accelerating inflation, declining purchasing power and other factors continue to make it difficult for people with moderate incomes to find suitable housing.

In an attempt to address the issue of rising housing costs, a 25 percent cap on rent increases was introduced as early as June 2022. However, this is unlikely to have solved the problem. In major cities, the average rent is 79% of the minimum wage (the minimum income at the end of 2023 is $390).
