TÜİK reports an increase in sales in Turkey’s new-build housing market

Turkey’s new-build housing market is showing signs of recovery. According to the latest data from the Turkish Statistical Institute (TÜİK), sales of new homes in the country continue to rise, despite ongoing buyer caution and high borrowing costs.

In April 2026, 40,306 properties were sold on the primary market, which is 9.6% higher than the figure for the same month last year. New flats and houses accounted for 31.8% of the total volume of transactions. By comparison, activity on the secondary market remained virtually at last year’s level.

Analysts attribute the growing interest in new-build properties to the expansion of mortgage lending and the gradual recovery of consumer demand. An additional factor is buyers’ desire to purchase property at an early stage of construction at a more attractive price. This positive trend has been observed for several months now: in February, sales of new homes increased by 5.9%, and in March by a further 1.3% year-on-year.

Market participants believe that sustained demand for new-build properties could support the construction sector in the second half of the year. That said, future trends will largely depend on interest rate levels and the overall economic situation in the country.
