Buying property in Turkey in installments from a developer is common practice among foreigners. Recently, this option has been growing in popularity with buyers from many countries. The main reason in 2026 is expensive mortgages: Turkish banks lend at 2.87–3.24% a month, while a developer's installment plan is usually interest-free.

Is buying property in Turkey in installments from a developer worthwhile?

Selling property in installments from Yekta Homes is a profitable way to become the owner of a Turkish home today, even without having the full amount required. From the developer, you can buy property in Turkey without interest over several years.

This option suits those with a limited budget, or those who are not ready to invest the full amount at once in a property that is still being built. Gradual payments let you pay off the debt as the building goes up.

For the same reason, to minimize risks, the contract should link the payments not to calendar dates but to the stage of completion of the property. This protects the buyer from financial loss and encourages the developer not to delay construction at any stage. The buyer is also protected by Law No. 6502: the delivery period cannot exceed 48 months from the date of the contract, and in projects of 30 or more apartments the developer must insure completion of construction or provide a bank guarantee. We have explained separately how else to check a project if you are interested in an off-plan purchase.

Property in Turkey in installments: the cost of housing

Many buyers confuse buying in installments at the developer's price with buying a home with a mortgage. While mortgages are issued only by Turkish banks at a considerable interest rate (2.87–3.24% a month, about 34–39% a year as of October 2, 2026), an interest-free installment plan is provided by the developer. We have explained in a separate article how a mortgage from a Turkish bank works for foreigners and on what terms it is issued.

The standard terms for buying Turkish residential property with staged payments are:

  • a down payment of 30% to 50% of the property price;
  • a repayment period of 24–36 months (in rare cases up to five years);
  • no interest on payments.

These are typical market terms. It is best to check the current installment terms for a specific Yekta Homes project with a sales manager.

An example calculation on typical terms. An apartment costs €103,000 (the starting price in the Green Life Gazipasa complex under construction as of October 2026). With a 30% down payment, the buyer pays €30,900 up front, and the remaining €72,100 over a 24-month installment plan comes to about €3,004 a month. This is an illustration, not an offer: the schedule and down payment depend on the project.

Installments or a mortgage: a comparison

ParameterDeveloper installment planMortgage from a Turkish bank
Interest Usually none 2.87–3.24% a month (about 34–39% a year)
Type of property Most often under construction Usually a completed building with an occupancy permit (iskan)
Currency The price is often in euros or dollars Only lira
Down payment Usually 30–50% Depends on the bank and the building's energy class
Term Usually for the construction period, 24–36 months For foreigners, usually up to 10 years
Buyer checks Hardly needed Income certificates, valuation, insurance

What to include in an installment contract

  • a payment schedule linked to the construction stages and the final price in foreign currency;
  • the delivery date (no later than 48 months from the date of the contract) and the penalty for late delivery;
  • what happens if a payment is late: how many days of grace and what penalties;
  • when the buyer receives the TAPU: right away with a mortgage in favor of the developer until full payment, or after the last payment;
  • completion insurance or a bank guarantee, if the project has 30 or more apartments;
  • the right to withdraw from the contract within the first 14 days without giving a reason.

If you are a non-resident and are counting on the VAT exemption for a first purchase, align the schedule with the exemption rule: at least half of the price is paid before the invoice is issued, and the rest within a year, in foreign currency brought into Turkey.

The registration costs for an installment purchase are the same as for a regular one: a 4% title deed transfer fee (by law split equally with the seller), a Land Registry fee of TL 20,870 in 2026, a valuation report for a foreign buyer and DASK insurance for a completed home. They are paid when the TAPU is transferred.

Don't put off buying

Property in Turkey is inexpensive while it is under construction. So if you have decided to buy a home under construction on the Turkish Riviera, do it as soon as possible. According to analysts, after a building is completed, its price rises by 25–30%, and the annual growth in the value of residential property is about 23% in lira (August 2026, Central Bank of Turkey house price index). This means that a timely investment in Turkish property will bring you a good income. Just bear in mind that adjusted for inflation, prices fell by 6.5% over the same year, so it is best to calculate the gain in the currency of purchase.

"An interest-free installment plan is especially worthwhile when the price is fixed in euros and payments follow the construction stages. We advise working out right away whether the monthly payment is comfortable for you and leaving a margin in case your currency's exchange rate changes," says a sales manager at Yekta Homes.

Who an installment plan may not suit

  • Those who need a completed apartment right now. Installment plans are most often offered for homes under construction.
  • Those without a down payment. You usually need to pay 30–50% of the price up front.
  • Those who need a residence permit based on property right away. The basis for a residence permit is a TAPU for a home worth $200,000 or more, and with an installment plan it is sometimes issued only after full payment.

Each of these situations is visible in advance. In such cases, buyers choose a completed apartment, save up for the down payment, or agree on the TAPU being issued with a mortgage in favor of the developer.
